Commercial Solar Panel Cleaning

Small commercial solar cleaning for offices, retail, warehouses, and ground-mounted arrays across central New Mexico.

Commercial solar represents a significant capital investment with a measurable ROI. Dirty arrays directly erode that ROI. We handle small to mid-size commercial cleanings on a recurring schedule, with documented reporting your facility manager or finance team can hand to ownership.

Who we serve

We work with property managers, small business owners, churches, HOAs, and light industrial sites across Rio Rancho, Albuquerque, Bernalillo, and Los Lunas. Arrays from 30 panels up to several hundred panels are our sweet spot — large enough to matter, small enough that we can deliver the same hands-on quality as a residential job. Recent commercial customers include a Rio Rancho office park, an Albuquerque retail strip with rooftop solar, a Corrales church, and several Sandoval County HOA common-area arrays.

The commercial ROI math

On a 100-panel commercial array producing roughly 35 kW, even a conservative 15% soiling loss represents about 5,000 kWh of lost annual production. At commercial rates of $0.10–$0.13/kWh, that's $500–$650/year of lost revenue per year of neglect — usually 4–6x the cost of two annual cleanings. For larger arrays the math gets more favorable still. Most commercial customers see a clear positive ROI within the first cleaning cycle.

Recurring maintenance contracts

Most commercial customers move to a 6 or 12 month maintenance schedule. We lock in pricing, send reminders, deliver before/after photos, and produce a service report you can keep in your maintenance records. Predictable production, predictable cost. Plans are month-to-month after the first visit — no long-term lock-in, no penalty for cancellation.

Safety and access

Our crew follows standard commercial roof-safety procedures including harness and tie-off points where required. We carry liability insurance and can provide a COI before service. For flat commercial roofs we work from walkways and panel edges to avoid foot traffic on the panels themselves. On ground-mount arrays we use long-reach tools so we never need to step between rows on hot, energized equipment.

Documentation built for finance teams

Every commercial visit ends with a written service report covering: date and time of service, panel count and condition before/after, any issues flagged for the installer, water and equipment used, and a photo log. Reports are formatted as PDFs and emailed to whichever stakeholders you designate. Many of our property-manager customers forward the report directly to ownership as proof of maintenance compliance.

Combinable services

Most commercial visits combine standard cleaning with hard-water spot remediation (especially on sites with sprinklered landscaping near the array) and bird dropping cleanup (common on rooftops near food service or trees). All combinable under a single visit at a single per-panel rate.
